What are the most common methods of controlling moisture in your home?

Water can enter your home from a variety of sources. Water can enter your home through leaking or seeping basement floors. Showers and even cooking can add moisture to your home’s air. The amount of moisture that your home’s air can hold is determined by its temperature. As the temperature drops, the air can hold less moisture. This is why moisture condenses on cold surfaces in cold weather (for example, drops of water form on the inside of a window). This moisture can promote the growth of biological pollutants

There are numerous methods for controlling moisture in your home:

  • Repair any leaks or seepage. If water enters the house from the outside, you have several options, ranging from simple landscaping to extensive excavation and waterproofing. (Slope the ground away from the house.) Water in the basement can be caused by a lack of gutters or by water flowing toward the house. Water leaks in pipes or around tubs and sinks can provide a breeding ground for biological pollutants.
  • Cover the dirt in crawlspaces with a plastic sheet to prevent moisture from entering from the ground. Be sure crawlspaces are well-ventilated.
  • Exhaust fans should be used in bathrooms and kitchens to remove moisture to the outside (not into the attic). There is no such thing as a clothes dryer in the house.

  • If you notice moisture on windows and other surfaces, turn off certain appliances (such as humidifiers or kerosene heaters).

  • Use dehumidifiers and air conditioners to reduce moisture in the air, especially in hot, humid climates, but make sure the appliances themselves do not become sources of biological pollutants.
  • Raise the temperature of cold surfaces where moisture condenses. Use insulation or storm windows. (A storm window installed on the inside performs better than one installed on the outside.) Open doors between rooms (especially doors to closets, which may be colder than the rooms) to improve circulation. Heat is carried to cold surfaces by circulation. Increase air circulation by using fans and moving furniture away from wall corners to promote air and heat circulation. Make certain that your home has a source of fresh air and that it can expel excess moisture.
  • Take extra care with carpet on concrete floors. Carpet is a good place for biological pollutants to grow because it can absorb moisture. Use area rugs that can be moved and frequently cleaned. In order to avoid a moisture issue when installing carpet over a concrete floor in some climates, it may be necessary to cover the concrete with a vapor barrier (plastic sheeting) and then cover that with sub-flooring (insulation covered with plywood).
  • Moisture issues and their solutions vary by climate. The Northeast is cold and wet; the Southwest is hot and dry; the South is hot and wet; and the Western Mountain states are cold and dry. All of these regions can have moisture problems. For example, evaporative coolers used in the Southwest can promote the growth of biological pollutants. In other hot regions, using airconditioners that cool the air too quickly may prevent the air conditioners from running long enough to remove excess moisture from the air. Different types of construction and weatherization for different climates can result in different problems and solutions.
